Should You Replace Your HVAC & Plumbing Appliances Before You Sell?

If you’re in the beginning stages of putting your home up for sale, there’s a great deal to consider while prepping your home for potential buyers. Most advice regarding the general appearance of your home includes getting rid of personal photos, keeping decorations relatively neutral, and appropriately filling the space in your home with furniture so it’s not empty.

These decisions might not be as difficult as ones like “what home improvements do I need to make?” Some give their kitchens and bathrooms a facelift, while others might refinish their hardwood flooring. But what about your home comfort systems or plumbing appliances?

Making the right choice for your home could mean the difference between a quick sale and sitting on the market for much longer than you’d like. Here are a few questions you can ask yourself about whether or not it’s worth your hard-earned cash to replace these systems before you sell your house:

Learn whether or not you should replace aspects of your home comfort systems before you sell your home.

1. Is The System 10 Years or Older?

This is usually a good way to measure the lifespan left in your HVAC or hot water heater. A brand new HVAC system or water heater may make your home more attractive to potential buyers since they’ll know with they won’t have to worry about replacing it themselves any time soon. If either your HVAC or water heater is less than 10 years old, don’t bother replacing it and keep that money in your pocket.

2. Does Your HVAC System use R-22 Refrigerant to Operate?

This question goes hand-in-hand with the previous one, because if your system is an older one it probably uses R-22 to run. R-22 was the most commonly used refrigerant for HVAC systems for quite a while until it was discovered that it has some pretty nasty effects on the environment. While it’s not absolutely necessary to replace a system that operates on R-22, it could be a dealbreaker for some environmentally-conscious homeowners and therefore might be worth replacing before selling.

3. Will Replacing Any of These Systems Add to the Value of Your Home?

While these new systems and appliances might not add to the overall appearance of your home’s interior, it definitely contributes to the whole atmosphere of the home. Installing these new systems before selling offers a sort of peace of mind to potential buyers knowing they won’t have to spend that money themselves for quite some time and definitely adds to the value of the home. While this is a general truth, these changes may not be as apparent for some buyers as other home improvements like a new refrigerator or remodeled shower.

4. Would You Be Replacing These Systems If You Weren’t Selling Your Home?

If one of the reasons you want to leave your current home includes the fact that your hot water heater or HVAC needs replacing, you should probably replace it now because more than likely, it will be requested anyways by the new homeowner. On the other hand, if either system is working just fine and there’s no apparent reason to replace, it’s totally fine to keep that cash for yourself and your new home.
